We add elements that carry the load down to a firm layer, improve weak ground or fill voids under the foundation. The building&#8217;s condition and the ground decide which of these it needs.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Underpinning on its own is not seismic retrofitting. If the building&#8217;s columns, beams and shear walls are weak, work on the foundation alone is not enough. That is why every job starts with a structural assessment of the building.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">When do you need underpinning?<\/h3>\n\n\n\n<ul class=\"wp-block-list fz-checks\">\n<li>Settlement cracks have appeared in the building and are growing<\/li>\n\n\n\n<li>The building is getting extra floors, or a change of use will raise the load<\/li>\n\n\n\n<li>An excavation on the next plot has affected the ground under the building<\/li>\n\n\n\n<li>A water leak has washed out the ground under the foundation<\/li>\n\n\n\n<li>A study has found a liquefaction risk in the ground<\/li>\n<\/ul>\n\n\n\n<h2 id=\"methods\" class=\"wp-block-heading\">Underpinning methods<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">There are four main methods for existing buildings. For example, a low basement calls for compact rigs. Also, if the building cannot be emptied, we plan the work sequence with the occupants.<\/p>\n\n\n\n<h2 id=\"process\" class=\"wp-block-heading\">The underpinning process<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">We run an underpinning job in five steps. For example, grouting before anyone repairs a water leak soon goes to waste. That is why every job starts with the cause.<\/p>\n<\/div>\n\n\n\n<h2 id=\"strengthen-or-rebuild\" class=\"wp-block-heading\">Underpinning or demolition and rebuilding?<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The building&#8217;s structural system decides this. If the structure is sound and the problem lies only in the ground, underpinning is an economical solution. In both cases, the right time to decide is after a structural assessment.<\/p>\n\n\n\n<h2 id=\"monitoring\" class=\"wp-block-heading\">Monitoring after underpinning<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Measurements show whether the strengthening works. So strengthening only the foundation may not be enough. Adding a floor also needs legal permits.<\/p>\n<\/details>\n\n\n\n<details class=\"wp-block-details fz-faq is-layout-flow wp-block-details-is-layout-flow\"><summary>Is underpinning cheaper than rebuilding?<\/summary>\n<p class=\"wp-block-paragraph\">If the structure is sound and the problem lies only in the ground, underpinning is usually cheaper.
